  4. Launch & Marketing (21-42 Days): We’ll showcase your property across leading platforms like Rightmove and Zoopla, reaching pre-qualified buyers and investors. We also offer flexible viewing times, including evenings and weekends.
  5. Bidding (Day 21): Competitive sealed bids are invited by the closing date. We report all offers and help you evaluate their merits.
  6. Offer Acceptance & Holding Deposit: Once an offer is accepted, a £2,000 holding deposit removes the property from the market for 28 days, allowing time for contract exchange.
  7. Exchange & Completion: We manage the entire exchange and completion process, ensuring that everything runs smoothly—typically within 7-28 days.
  8. Ongoing Support: Our team will be in touch throughout the entire process, providing security updates and condition reports as needed.

Valuation and guide price for sale agreed 

  • Secure, prepare, clean, clear, and improve the property to provide the best sale presentation.
  • Liaise to prepare a full legal pack for sale. 
  • Place in the open market, offers are invited by informal tender at midday on the closing date in person or by email  
  • We have a marketing timeline, usually 21 days from launch (flexible, with the property and he legal documents 100% ready for sale.

Launch & Marketing (21 days ): Full exposure across Rightmove, Zoopla, and our own platform, targeting
pre-qualified buyers, investors, and homeowners.(can be up to 42 days, depending on seasons/market conditions) 

  • Active Viewing (Days 1-21): We offer a range of viewing options—daytime, evenings, and weekends— Always supervised by our trained and experienced staff.
  • Closing Date (Day 21): Set a best offer date and invite competitive sealed bids. 
  • Informal tender, competitive bidding by sealed bid with details of finance, timetable, and professional representatives. report all offers and merits.
  • Unlike a formal tender or auction sale, you are not obliged to accept any offer  
  • Reservation & Holding Deposit: Upon accepting an offer, a £2000 holding deposit removes the property from the market for 28 days to exchange of contracts
  • Exchange & Completion: The exchange of contracts with 10% deposit paid via solicitors,  completion is typically 7-28 days thereafter
  • Personalised service closely liaising with you every step of the way to completion, distribution of funds and handover.
