We arrange to make the property safe and secure, notify utility companies arrange clearance & chattels sale cleaning, repairs, draining heating & water systems. Maximising presentation to maximise value Periodic inspections are booked for initial 12-week period .
Marketing

Marketing through Rightmove and other sites targeting all homebuyers and direct marketing to a curated list of over 300 registered investors and funds for 21 days, with a closing date for best offers
Contracts

Contract of Sale, the buyer will exchange contracts usually with 10% deposit and 28 days to completion. Sold as seen!
Legal Pack

Prepare comprehensive legal pack and comprehensive property information and fixtures forms. EPC Floor Plans and photographs all prepared by us.
Sales Process

Sales process, offers considered by price and financial status, upon acceptance, the buyer will place a £5,000 lock-out deposit to hold for 14 days, whereby they must exchange contracts.
Fees

Our fees of 1.5% + VAT and any additional services charged such as security/inspections, are payable on completion of the sale.
The buyer will contribute 0.5% + VAT to seller’s legal fees.
