2. Fixtures, Fittings & Chattels
We create a detailed inventory with photographs of all permanent fixtures, fittings, and any furniture remaining in the property.
- Smaller items can be packed and moved to secure storage.
- Sale of goods and chattels can be arranged via public auction or private sale.
- We can obtain quotes from reputable clearance buyers and auctioneers.
- Meetings with your chosen contractors can be coordinated by our team.
3. Clearance & Cleaning
We offer a recommended scope of work and cost estimate to best present the property for sale, which may include:
- Removal and disposal of unwanted items
- Garden clearance and maintenance
- Full property cleaning — floors, windows, kitchens, and bathrooms
- Removal of old floor coverings and curtains; supply and installation of new window coverings or boarding
- Minor repairs (e.g. broken glass, door handles, leaks, or stains)
4. Utilities & Services
Where appropriate, we will:
- Drain down water and heating systems
- Provide utility meter readings and council tax information
Please note: Council Tax is typically payable on vacant properties.
5. Building Insurance
Standard policies for vacant or unoccupied properties often exclude certain risks.
We ensure compliance with insurers’ conditions regarding:
- Water systems
- Fire safety
- Security
- Regular inspections
Regular written inspection reports will be provided from instruction to completion.
With your consent, we can liaise with neighbours to monitor and report any issues.
6. Tenanted Properties
For both residential and commercial tenancies:
- Tenants will be instructed to pay rent directly to your solicitor or appointed managing agent.
- We offer expert advice on commercial lease terms, including rent reviews and lease renewals.
