Probate Valuations

Probate valuations are required for a deceased person’s assets, including property, possessions, and finances, at the time of their death. This is essential for calculating any Inheritance Tax (IHT) liability and for the fair and legal distribution of the estate among beneficiaries.

Your solicitor or legal adviser will require a valuation to apply for a Grant of Probate from the Court Probate Registry, or if there is no will, Letters of Administration. In both cases, a valuation is required to validate the estate and proceed with any sale or distribution.

Our Free probate valuation 

Upon instruction, we will

• Liaise directly with your legal adviser to confirm legal title, lease details, and any other relevant legal documentation.
• Arrange prompt property inspection.
• Research comparable sales, local market conditions, and property-specific features or limitations (e.g. lease length, planning restrictions, structural issues).
• Provide a detailed valuation report suitable for submission for Grant of Probate or Letters of Administration.
• Obtain up to two additional independent valuations from local estate agents to support our report.

Chartered Surveyor Valuation (RICS)We also offer a formal valuation by an RICS Chartered Surveyor through our consultant, available at a competitive fee. However, in most cases, our free, valuation is sufficient for probate purposes.

Marketing Appraisal & Sales Valuation

This differs from a probate valuation, as it reflects the current market value rather than the value at the time of death. We will consult with you and your legal adviser to agree on:

• Asking price, target sale price & timeline
• Marketing strategy to attract potential buyers, including those who may pay a premium (special purchasers)
• Presentation advice to maximise appeal, including highlighting features, development potential, and location benefits
